How to Adjust Toilet Flange Height (5 Proven Fixes)

If you’ve noticed water around the base of your toilet, a toilet that rocks every time someone sits down, or a faint sewer odor in your bathroom, the problem may not be the toilet itself. In many cases, the real issue is the height of the toilet flange beneath it.

The flange is the fitting that anchors the toilet to the floor and connects it to the drain. Its height relative to the finished floor determines whether the wax ring can form a seal. Get that height wrong by a quarter inch and the seal either fails immediately or fails slowly over the following year.

What Height Should a Toilet Flange Be?

A toilet flange should sit level with the finished floor or up to a quarter inch above it. The flange rests on top of the finished floor surface, not underneath it and not embedded in it.

That quarter inch of tolerance exists for a reason. When the flange sits slightly proud of the floor, the wax ring compresses against the flange rim and the toilet horn presses into it from above. The wax has something solid to seal against on both sides. A flange sitting flush with the floor still works. A flange sitting below the floor line loses that contact.

Manufacturers of wax rings and flanges publish the same guidance. Oatey, one of the largest flange manufacturers, lists setting the flange on top of the finished floor as a best practice for exactly this reason.

How Do You Measure Toilet Flange Height Correctly?

Measuring takes five minutes and determines which fix applies. Guessing at the gap is what leads people to buy the wrong part.

  1. Shut off the water and remove the toilet. Close the supply valve, flush to empty the tank, disconnect the supply line, remove the closet bolt nuts, and lift the toilet clear. Set it on a towel on its side.
  2. Scrape the old wax off the flange. Use a putty knife. The flange rim must be clean and bare for the measurement to mean anything. Plug the open drain with a rag while you work so nothing falls in and sewer gas stays down.
  3. Lay a straightedge across the flange. A level, a framing square, or any rigid straight piece long enough to span the flange and rest on the floor on both sides.
  4. Measure the gap under the straightedge. If the straightedge rests on the floor and there is a gap above the flange rim, the flange is low. Measure that gap with a tape or a ruler. If the straightedge sits on the flange and rocks above the floor, the flange is high. Measure that gap instead.
  5. Check the reading at four points. Take the measurement at the front, back, and both sides. A flange that reads a quarter inch low on one side and level on the other is not sitting flat, which is a different problem than one that is uniformly low.

 

Write the number down. Everything after this depends on it.

What Happens When the Flange Is Too Low?

A low flange forces the wax ring to span a gap it was not designed to span. Standard wax rings compress to seal across a short distance. Asked to fill a quarter inch or more of empty space, the wax deforms sideways instead of compressing, and the seal it forms is thin and uneven.

The failure is gradual, which is what makes it expensive. Water escapes a small amount at a time with each flush, travels along the underside of the flooring, and soaks into the subfloor. Nothing appears on the bathroom floor for months. By the time a soft spot shows up near the toilet or a stain appears on a ceiling below, the subfloor has been wet long enough to rot.

In Baton Rouge, slab foundation homes hide this differently than raised homes. On a slab there is no crawl space to inspect and no ceiling below to stain, so the water spreads laterally under the flooring and the first sign is often a lifted tile or a warped vinyl plank several feet from the toilet.

Persistent moisture around a toilet base with no visible source is worth confirming before it becomes structural. Electronic leak detection locates water under flooring without pulling up the floor to find it.

What Happens When the Flange Is Too High?

A high flange holds the toilet base off the floor. The porcelain rests on the flange rim, which is a narrow ring rather than a flat surface, so the toilet rocks on that ring every time someone sits down.

Three things follow. The rocking motion works the wax seal loose over weeks until it leaks. The closet bolts loosen because the toilet is pivoting against them. And the base of the toilet takes stress it was not designed for, which is how hairline cracks start in the porcelain around the bolt holes.

Shimming a toilet that rocks because the flange is too high does not solve it. Shims stabilize a toilet on an uneven floor. They cannot lower a flange that is holding the fixture up.

5 Fixes for a Toilet Flange at the Wrong Height

Match the fix to the measurement. The first four address a flange that sits too low. The fifth handles a flange that sits too high or has been damaged.

Fix 1: Flange Extender Ring (gap of a quarter inch to half an inch)

A flange extender is a rigid plastic ring that stacks on top of the existing flange and raises the sealing surface to the correct height. Extenders come in quarter inch and half inch thicknesses and stack to reach the height needed.

Installation runs through the flange bolt holes. Set the extender on the existing flange, run longer closet bolts through both, seal the joint between the two with silicone or the gasket supplied in the kit, and anchor the assembly to the subfloor with screws long enough to reach solid material.

This is the correct repair for most low flanges. It restores the flange to the right height permanently rather than compensating for the wrong height.

Parts cost: $8 to $25 for a ring or kit. Roughly 45 minutes including toilet removal and reset.

Fix 2: Stackable Spacer Kit (gap over half an inch)

When new flooring has raised the floor by three quarters of an inch or more, a single extender ring cannot close the distance. Stackable spacer kits include multiple rings of varying thickness plus gaskets and extended bolts designed to build up in layers.

Seal every layer. Each joint between stacked rings is a potential leak path, and a kit assembled without gasket material at each interface will weep even though the height is now correct.

Above about an inch and a half of stacking, the assembly starts to lose rigidity and replacing the flange becomes the better approach.

Parts cost: $15 to $40 for a full kit. Roughly an hour.

Fix 3: Extra Thick or Double Wax Ring (gap under a quarter inch only)

An extra thick wax ring carries more wax than a standard ring and can absorb a small height deficit. It is the right choice when the flange sits slightly low and the gap measures under a quarter inch.

Two cautions apply. Stacking two standard wax rings is a common workaround and a poor one, because the seam between them is a weak point that separates as the wax settles. And extra wax under a substantially low flange does not fix the height, it hides it. The seal will fail again, usually within a year or two, and the second failure happens under flooring that has already been wet once.

Parts cost: $5 to $12. Roughly 30 minutes.

Fix 4: Waxless Foam or Rubber Seal (moderate gap, or repeated failures)

Waxless seals use a compressible foam or a flexible rubber sleeve instead of wax. They tolerate a wider range of flange heights than wax because the material springs back rather than deforming permanently.

The practical advantage shows up during installation. A wax ring is ruined if the toilet is set down, lifted, and repositioned, because the wax has already deformed. A waxless seal recovers, which matters when the toilet has to be lifted twice to get the bolts aligned.

They also suit bathrooms where the toilet has been pulled repeatedly, and homes with movement in the floor structure where a rigid wax seal is more likely to break.

Parts cost: $10 to $20. Roughly 30 minutes.

Fix 5: Reset or Replace the Flange (too high, cracked, or badly out of level)

A flange that sits too high cannot be corrected with anything that adds height. It has to come out and be reset lower, or be replaced with a fitting that sits at the right elevation.

The same applies to a flange that is cracked, has broken bolt slots, or sits noticeably out of level across its face. Repair rings exist for broken bolt slots and work well for that specific failure, but they do not address height or a flange that is not flat.

The work depends on the material underneath. A PVC or ABS flange is cut off the pipe and a new one solvent welded on. A cast iron flange in an older Baton Rouge home is a different job, since the flange is usually leaded into a cast iron bend and removing it means breaking out the lead and oakum joint or cutting the pipe. Cast iron work is where this crosses from a DIY repair into a job for a plumber with the right tools.

If the drain pipe itself is damaged where the flange meets it, the repair extends past the flange into the drain line below the fixture.

Parts cost: $10 to $30 for a PVC flange. Professional replacement runs $200 to $450, more for cast iron.

 

  • One thing not to do. Do not build up the floor around a high flange with mortar or leveling compound to meet it, and do not grind down a flange to lower it. Both leave the sealing surface compromised and neither addresses why the flange sits where it does.

Why Do Toilet Flanges End Up at the Wrong Height?

Four causes account for nearly all of them.

New flooring installed over the old floor. This is the most common by a wide margin. Tile added over vinyl, or a second layer of tile over the first, raises the finished floor by half an inch or more while the flange stays where it was. The flange that was correct before the remodel is now buried. Anyone planning a bathroom remodel should account for the flange height before the flooring goes in rather than after.

The flange was set on the subfloor. During construction, a flange fixed to the subfloor before the finish flooring is installed ends up below the finished surface by the thickness of that flooring. It is a sequencing error and it shows up in new construction and additions.

Floor structure movement. Louisiana clay soils expand and contract with moisture. Slab movement and subfloor deflection in raised homes both shift the relationship between the flange and the floor over years. A flange set correctly in 1990 is not necessarily correct now.

The wrong repair was done previously. Stacked wax rings, a flange sitting on shims, or a spacer installed without sealing between layers all produce an installation that reads as the wrong height when it is opened up.

Should a Toilet Flange Be Flush With the Floor?

Flush with the finished floor is acceptable and seals reliably with a standard wax ring. A quarter inch above the finished floor is better, because the flange rim gives the wax a defined surface to compress against from both directions. Below the finished floor is the position to avoid.

Can a Toilet Flange Be Half an Inch Above the Floor?

Half an inch above is too high. At that height the toilet base rests on the flange rather than the floor, which causes rocking and puts stress on the porcelain. The workable range tops out around a quarter inch. A flange sitting half an inch proud should be reset rather than compensated for.

When Should You Call a Plumber for a Flange Height Problem?

Extender rings and wax ring swaps are within reach for most people who are comfortable removing and resetting a toilet. Five situations are not.

  • The flange is cast iron. Cast iron flanges are leaded into the bend below. Removing one means dealing with the lead and oakum joint or cutting cast iron pipe in place.
  • The flange is too high. Lowering a flange means cutting into the drain connection. There is no add-on part that solves it.
  • The subfloor around the flange is soft. A flange anchored into rotted subfloor will not hold regardless of height. The floor structure has to be repaired first, and the extent of the rot is usually larger than what is visible.
  • The toilet has leaked at the base for a while. Extended leaking means water has been in the floor structure. Resealing without checking what is underneath leaves the damage in place.
  • The flange sits out of level across its face. A flange that is high on one side and low on the other usually means the pipe below has shifted or the flange was never seated flat. Adding rings on top preserves the tilt.

 

Toilet reset and flange work falls under general plumbing repair, and a flange in poor condition is one of the things checked during a whole house plumbing inspection.
